Director of Real Estate
The Director of Real Estate heads up the Real Estate Division and oversees acquisition department, development, debt financing, construction management, asset management and dispositions for DiversyFund, Inc. Real estate projects including opportunistic predominantly value-add multi-family/mixed use (80-90%) and ground up multi-family/mixed use (10 -20%) properties. We plan on purchasing 2- 5 properties per month over the next 12 months, 20 – 100 units per property. We are also building proprietary tech for the real estate division.
- Head up our nationwide multi-family real estate division and oversee the purchase, renovation, construction (in some cases), reposition, and disposition of those assets.

Leadership and Operational Responsibilities Will Include:
– Develop and manage project feasibility studies, budgets and schedules for future locations to ensure projects align with the company’s strategic development objectives.
– Negotiate business terms and legal documents relating to the acquisition of DiversyFund’s locations/projects.
– Directs the development and implementation of design and construction standards to ensure projects are executed with the appropriate levels of quality, efficiency and sustainability.
– Standardize preconstruction and construction schedules to ensure project design and physical construction are delivered constantly and on-time in accordance with the company’s development objectives.
– Development and execution of appropriate vendor (architects, subcontractors, etc.) selection practices.
– Creation and management of subcontractor, material supplier, municipal and utility contractor contracts, purchases and closeout documents.
-Establish purchasing protocol to standardize construction practices/materials while minimizing capital improvement costs.
-Provide overall project management from preconstruction to project completion for each individual DiversyFund’s location.
-Ensures that the capital project management processes enable DiversyFund to complete projects on time and within budget.
-Oversee management of assets to execute business plans and achieve maximum value
-Lead all aspects of budgeting, financial forecasts and adjustments to business plans for assigned assets
-Stay abreast of market and industry trends and bring forth new and fresh ideas to increase asset value
-Conceptualize and implement value-add strategies, including expense reductions, revenue optimization, staffing optimization, lease expiration management, process improvements, capital improvements, asset repositioning, asset refinancing, and hold/sell recommendations.
-Provide direction and oversight to Property Managers in all regards, including property management, expense management, contracting, and capital projects; comprehensive leasing oversight
-Conduct frequent site visits, property inspections and management meetings at key properties
-Manage the preparation of cash flow projections and quarterly distributions or capital calls
-Evaluate and recommend capital expenditures and supervise the execution of large capital projects
-Provide leadership, project management, oversight, and reporting for development and capital projects, including management of all third parties and the consultant team
-Manage the debt financing, refinancing, and the disposition of assets
-Oversee due diligence activities associated with property acquisitions
-Interface with and manage consultants, brokers, vendors, attorneys, and other third parties
-Review operating statements or project expenses of each asset on monthly basis and evaluate financial performance relative to internal forecasts to report key variances and recommend actions as warranted
-Prepare or review and approve monthly and quarterly reporting for each asset
-Ensure compliance with owner, lender and partner compliance, approval and reporting matters
-Proactively review, analyze and report on market and economic trends for each sub-market and forecast trends that may affect the property regarding long/short term reposition and exit strategy
-Oversee, manage and direct outsource development and/or construction management consultant services and activities as the project requires.
-Manage the successful completion and close-out of construction projects to assure project completion, tenant occupancy and rent commencement required dates are met.
-Manage consultant and contractor payment applications, including review of invoices for conformance with contract documents.
-Administer the collection of acceptable certificates of insurance, lien waivers and other required project documents, process consultant and contractor payments, monitor tenant improvement allowance budgets, and maintain project files.
-Prepare project status and performance reports.
Qualifications & Experience
-Minimum ten (10) years of practical working experience in the real estate development or asset management (value add) with a demonstrated strong project and construction management background with successful execution on multiple construction types from value-add to ground-up.
-Experience with multi-family value add preferred.
-Bachelor’s degree, required. MBA or higher is desirable.
-Experience and knowledge working with Architects, consultants and contractors is preferred but will consider exceptional out-of-state candidates.
-Ability and desire to travel as necessary to meet project goals and objectives is a requirement.
-Exceptional oral and written communication skills are required with demonstrated interpersonal skills and ability to interact both internally with other Company members, and externally with tenants, contractors, architects, consultants and other project team members.
