The DiversyFund Growth REIT is a real estate fund where individuals can invest as little as $500. The fund purchases and manages real estate assets all around the country. By investing in the fund, you become a co-owner of all properties in the portfolio.

Our Investment Strategy
The real estate team at DiversyFund uses a 3-step strategy when it comes to the properties in the fund to maximize return potential while staying relatively conservative to protect investors. Here’s how it works:
The fund purchases multifamily apartment buildings that are already generating revenue from rents but are in need of improvements.
The fund renovates the units to increase the cash flow. This immediately increases the building’s value as well as the rents.
We wait and let the assets further appreciate so we can sell them at a maximum profit.
How It Works
In a nutshell, here’s how we work:
- Create an account and make your Growth REIT investment online within minutes.
- You instantly become a co-owner in the portfolio of real estate assets.
- Your investment will be used for the fund to continue to acquire properties and make value-adding renovations.
- Throughout the length of the Fund’s term, all returns coming from the properties through rents will be automatically reinvested to continue growing your investment portfolio.
- Track property updates. Within your investor dashboard, you will see property progress updates.
- Dividends are generated monthly and automatically reinvested on your behalf. You can track your investment’s progress from your personalized dashboard.
- Receive your returns. At the end of the investment term, investors can choose to reinvest into DiversyFund’s next fund or take a full payout.
Terms & Eligibility
5-year investment term. No early withdrawals are permitted once funds are invested.
Dividends automatically reinvested monthly and tracked in investor dashboard.
Full investment and returns are distributed at the end of the fund’s term.

Open to accredited and non-accredited investors
$500 minimum investment amount
Investors are protected by a 7% preferred return before the Sponsor receives any profit split.

Fees & Expenses
DiversyFund is eliminating middleman fees because we do everything in-house. At the REIT level, we do not charge any platform level or management fees. We are able to limit our fees to just a project level acquisition/development fee because we are the real estate sponsor on all of the deals that the REIT invests in (the sponsor is the entity responsible for finding, acquiring, managing and selling assets in a real estate deal).
