Quarterly Investment Update (Q2 2018) Goshen- Investment Update Q2 2018 Vacation rentals are underway at all three Goshen units but the vacancy rate is still higher than it should be in order to attract a buyer for the property. The property manager expects that the rentals will be stabilized soon as renters continue to post positive reviews online. Also, we have strong interest from student renters looking for a 9 month lease in September which will create the annual rent roll of an attractive investment property when coupled with the summer vacation rentals. The condo mapping process with the City is underway, as mentioned last update round, in order to maximize upside potential for the sale as an investment property. Project Stage: Completed and Cash flowing. Costebelle- Investment Update Q2 2018 Costebelle is finally on the market and looks fantastic. We hosted a San Diego Association of Realtors event the first week and received overwhelmingly positive feedback about the property and its ocean views. Our realtor team, Eric Iantorno and Brett Dickinson from Pacific Sotheby’s hold several price records including San Diego’s highest sales price ever ($24 million) so we are confident we have the right team in place. Project Stage: Completed and on Market. Felspar Investment Update Q2 2018 Felspar is completed and looking phenomenal. A neighborhood BBQ was hosted by the listing agents last week to build awareness about the property. The feedback from the neighborhood has been extremely positive, with many neighbors stopping in to congratulate and thank us for the project we have built in the neighborhood. The word has been getting out on the project completion and we are hoping to have these two great properties sold soon. Project Stage: Completed and on Market. Park Blvd Investment Update Q2 2018 We just celebrated a major milestone for Park Blvd last week as we received 1 out of the 2 permits we will need to build the project! The foundation and parking structure permit was approved on July 12th and we are currently working on the wood frame permit submittal. The process of securing a construction lending partner has begun and we are looking forward to breaking ground as soon as the wood frame permit is received. We are also down to four general contractors in the vetting process. Project Stage: Pre-Construction. Foundation Building Permit Obtained. Granito Investment Update Q2 2018 The foundation subcontractor continues the tedious process of drilling shoring piles and setting the steel beams on the property that will anchor the extensive concrete and steel foundation to the hillside. We have also been working with over ten sub-consultants and over 50 sub-contractors to get the best bids possible on the remainder of the project. Project Stage: Construction. DiversyFund Income Fund Q2 Investment Update: As you know, the DiversyFund Income Fund makes loans to the properties under development by DiversyFund, some of which are now on the market. Please see the project updates for details on the underlying properties. DiversyFund Growth Fund Q2 Investment Update: The Growth Fund has made several preferred equity investments such as our Park Blvd multi-family project, Goshen (student housing) and Felspar (Pacific Beach condos), along with a small investment in Granito Drive. We are currently performing due diligence on a new multi-family value add deal.

Goshen is being rented! Goshen Investment Update - May 2018 We’re currently renting out the 3 unit as short-term vacation rentals, which is the highest rent per square foot given their location and the time of year. Once the rent roll is established, after about two months of rentals, we will begin marketing the property for sale as an investment property. Additionally, since the property is very close to University of San Diego, we will be renting it out as 9-month student housing beginning in September. It should be an attractive investment property for the right buyer, but to keep our options open, we have begun the condo mapping process with the city, which would give us the option to sell each of the 3 units separately if we cannot find a buyer for the whole property. The condo mapping process takes about 6 months. We are exploring these different options in hopes of getting the best sales price for the property and will keep investors apprised of the situation as it unfolds. Projected completion: Done. Construction is progressing at Monterey! Monterey Investment Update - April 2018 The roof is fully loaded with tile, tile is being installed and the final rough grading work is happening now. Rains delayed the work but the weather has cleared and work has resumed. The original plans were grandfathered in under an old fire code and after the recent forest fires in the Bay area, the City is requiring us to update to the new code, so we’re working through those revisions. In our last update we mentioned an interested buyer for the property, but unfortunately, we were unable to reach an agreement. The property will be listed in the next 30 days to attract any buyers looking for new product. January brings to Monterey some exciting elements and an estimated completion date! The fireplaces are being installed in the great room, living room, master bedroom and outdoor and the septic tank is in. The interior designer has selected a great color palette which fits perfectly with this mountain area. The trenching for gas, power, water, storm drain and others needed is starting along with site drainage. The plumbing rough-in is moving forward as well. Felspar Investment Update: January 2018
We are excited to announce the projected completion for our Felspar property is Spring 2018. This month, the exterior doors have been installed. Lath, along with scratch and brown coats on the exterior building and insulation are complete in both buildings and have passed their inspections. We have finished all the electrical underground work, as well as the electric panels and sub-panels in both units. Drywall is being installed and the roofing is about to get underway. Costebelle Investment Update – December 2017
We are wrapping up the year with a great Investment Update for our Costebelle Property. During the last month, the General Contractor worked hard on the exterior of the house: site drainage, concrete flatwork, and BBQ area. HVAC equipment was installed, the tile was grouted and SDG&E is working on the paperwork for the gas meter. Wood flooring and baseboards are now installed throughout the house and countertops are fully complete. Cabinet drawers and hardware will go in next week. The garage elevator should be finished next week and we expect the house elevator’s cab to finally arrive so that installation can be completed before the New Year! Completion of this beautiful home is just around the corner.

This month we’ve been putting the finishing touches on the Goshen property. This month we've been putting the finishing touches on the existing house, including garage door installation, framing the master bedroom balcony railing, and grass installation. Utilities were processed this month with SDG&E and the City of San Diego public utilities. We’re now waiting for SDG&E to connect meters and backfill and for the subcontractor to connect water from the property to the street. This includes a re-do of the sidewalks, street and driveway. Right now, we are waiting on the final pledged dollars to come through, so we can begin excavation work in January. Felspar Investment Update | December 2017
For the month of December, our Felspar project brings many new updates, which are bringing it closer to the finish line. First of all, we just passed our framing and rough-in inspections! Moreover, the fire sprinklers are complete and ready for inspection. Since December typically brings a lot of rain, we papered all of the roof areas to protect them. The exterior stucco of the property will be starting soon. Finally, before we took off for the holiday, we did a preliminary walk through with the flooring company to make sure everything is ready for them when it’s time for their work to begin.

Costebelle is almost ready for its market reveal! This month's Costebelle investment update brings you tile complete and the cabinets, garage door, baseboard, interior and exterior doors and tubs have been installed. On the exterior, we have poured the concrete in front of the garage area and the concrete stairs. We are working with SDG&E on the gas line and meter. This project is starting to take shape! Unit A has rough-in plumbing at 70% and HVAC at 20%. Unit B rough-in plumbing and HVAC are done and we’ve begun electrical layout and locating electric and gas meters. Windows and exterior doors will be delivered and installed soon. Stucco is scheduled for later this month and roofing will begin by early December.

Framing is coming to a close & New team members! Now that framing is coming to a close, we have switched general contractors to a local builder with over 20 years of experience in Monterey. The new general contractor identified some framing errors from the previous builder and is in the process of correcting them before calling for a framing inspection. Approval of the roof design took longer than expected due to the strict HOA guidelines. Construction has begun on the retaining wall on the southeast side of the property, where the driveway will be. Although we have lost some time on this project due to last winter’s heavy rains and the more recent framing corrections and HOA issues, we expect to make up some of this time in the months ahead. The local real estate market continues to show strong buyer demand and pricing remains firm. Approval of the roof design took longer than expected due to the strict HOA guidelines. We are getting close to the finish line! This amazing project in La Jolla is starting to become more and more real. Large slabs of materials are installed in the bathroom walls and flooring is nearly completed. Countertops and cabinets will be installed soon. Goshen Investment Update: October 2017
Countertops are complete, bathroom accessories and interior handrails are installed and all hardwood floor areas are done. The existing retaining wall was waterproofed. The landscape drainage and new retaining wall between existing house and Unit 1 are now finished. Concrete forms on the garages and common areas are ready to be poured. We purchased furniture for this house and expect delivery later this month. Certificates of occupancy should be issued shortly thereafter. Our sales strategy is to furnish and rent the property. Thereafter, we will sell it as a cash-flowing investment property, the highest and best use of the property. This strategy is in place to command the maximum sales price.
Park Blvd Investment Update: October 2017
This month's investment update regarding Park Boulevard covers many meetings. These meetings were with the engineers and design consultants, so the team can finalize their plans including: structural, mechanical, shoring, civil, general contractor, and more. Additionally, architect Roman James is completing the schematics for the building. Finally, we are set to submit a full set of plans to the city by December 18, in accordance with our original schedule.
Felspar Investment Update: October 2017
This month’s investment update for our project at 2112 Felspar Street reports that frames are almost done in Unit B. With the first and second floor finished and trusses installed, it is about 90% of the way done. Then in Unit A, the first floor is completely framed and 95% of the second floor is complete. Additionally, sheathing roof deck floor is being done to create a slope. Now, our team is scheduling all rough plumbing, electric and HVAC to begin soon. We have also selected all finishes to truly give this property a charming look. This way we are working together with subcontractors to make final decisions to ensure we stay on schedule.

With all mechanical inspections passed last month, we’ve been able to make great headway on the transformation to finishes and beautification. Progress Continues on Costebelle Way With drywall and stucco now complete, we have begun to install tile in bathrooms and are prepping for cabinets. The completion of stucco means that we can begin to remove scaffolding and focus on the exterior improvements on this large hillside lot. 7930 Costebelle Way is starting to feel more like a home every day. This month’s investment update for Felspar reports foundation work complete. The framers are in full swing with first floors complete and are beginning to move up to the next level. We’ve had the majority of the utilities installed underground and accepted by the local authorities to ensure smooth installations and connections to the units for power, water and gas. The site is looking good and we are excited to see these homes continue to take shape through framing. Goshen September Investment Update
August reports a light at the end of the tunnel. Through the month of August, we have installed interior doors and trim packages, painted interiors, installed cabinetry, and started bathroom tile and flooring. Concrete and landscape crews are prepped and moving onto the site to begin to button up the exterior improvements. Guardrails for the large roof-decks and balconies have been pre-manufactured off-site and will be installed. Now final measurements can be made for countertops and shower glass. The finish line is just around the corner! As we move toward a completed project, we are selecting furniture packages and artwork to make these units “turn-key” and will soon list each unit for rent on the open market.
Monterey September Investment Update
This month’s Monterey investment update reports the framing as complete. This month’s investment update for Monterey brings the framing and roof sheathing to near complete. The house has truly taken shape on the gorgeous lot nestled in the hills above the Monterey peninsula. Progress Continues at 7835 Monterra Oaks Road. The massive and intricate roof structure is finally complete and final sheathing is being nailed down. We lost a few weeks off our projected schedule since the roof framing took longer than projected but hope to make up some time on finishes. A framing inspection will occur as soon as the last nail is set allowing us to start with mechanical trades (plumbing, electrical, HVAC). Windows and doors are now onsite and preparation has begun for installation. We are in final negotiations for finish packages with various high-end contractors in the local area. Simultaneously with the door and window installations, rough trades will continue and run all piping and wiring throughout the structure to accommodate its vast living spaces. Felspar Investment Update: July 2017
This month’s Felspar investment update reports foundation work nearing completion. With unit B’s foundation 100% complete and Unit A's scheduled to pour next week. We had to use some creative thinking to stabilize the existing foundation. This is due to being required to undermine the entire existing foundation for the new larger footings. Now, it can be poured around it in preparation for the addition of a second floor. With the existing foundation held up by custom built pins, the crew can work on it. This allows them to tie the rebar and properly set forms for the new concrete. Progress Continues on Felspar Street As we finish the concrete work, our frame developers have started to lay out the hardware and order materials required to build the new structures. The site is shaping up as plumbers and electricians prep for their infrastructure. Additionally, the new retaining wall is complete, which will split the lot, as well as create a grade for each unit. This month’s Costebelle investment update brings the mechanical trades to substantial completeness! This is a huge step closer to closing up the walls with drywall and moving into the finish stage. Progress Continues on Costebelle Way Mechanical trades are 95% complete for the project. Plumbing HVAC and Electrical are all complete in the main house. The Goshen Property Investment Update for July includes the achievement of another exciting milestone for this project. For this month's property investment update, we bring you the progress from the past few weeks. In the past few weeks, we were able to complete the stucco, start to install exterior siding, insulate the walls and hang drywall. A new milestone! Costebelle Investment Update: June 2017
The Costebelle investment update for June brings you a close look at a world-class construction team as Roman James' team works hard to create a beautiful home. Progress Continues in Costebelle Mechanical trades are close to 90% complete for the project. Installation of plumbing components is complete with rough-in shower and tub valves affixed to the walls. Additionally, the city set the new water meter and framing has moved on to the interiors of the accessory buildings. Next, electrical, HVAC and low voltage all have one more level to finish up in the main structure. Then, window and door openings will soon be prepped for the Fleetwood window and door installation. With the beams, joists, and hardware removed and reconfigured for the new open floor plan layout, it will better showcase the property’s stunning ocean views. The wine cellar has been measured for final install once drywall is hung. The courtyard continues to take shape with only the last lift of concrete stairs remaining. As we look ahead, drywall is scheduled to be loaded the week of June 5th with sheet metal work beginning to prep for door and window install as soon as drywall is loaded into the home. Felspar Investment Update: June 2017
This month’s investment update for Felspar brings progress on the sub-grade and foundation preparation to completion. In addition to this, the grading and major utility work is complete, as well as the building pads certified to accept the new structures. Construction Continues at Felspar Progress on Felspar continues to move forward as the foundation contractor has begun work on the front unit. Surveyors will soon be out to establish building corners for the back unit. This will allow the foundation work to forward simultaneously on both units. This month's Goshen investment update brings the gas lines now routed to the final connection point per SDG&E’s direction. Additionally, all rough mechanical trades are now complete for the two new units (1265 A & B), and by the 15th of May, the building inspector will grant approval to wrap the house and hang drywall. In addition, installation of the exterior doors and windows is complete. Also, scaffolding is up and ready for stucco and the existing unit (1261) has bath and shower tile complete with vanities in place, as well as fully installed carpentry that is ready for paint. Monterey continues to progress as expected. The framing crew has been working hard, rain or shine, and has only lost 1 week when the rains were a torrential downpour. Removing the form boards As you can see, the foundation is poured and set, so we were able to remove the form boards and the ground is ready for framing. Framing Framing started on the additional/detached garage and the upstairs room. Ceilings are expected to start next week. You can see where some of the rooms of the house are. Most of the walls for the first floor are up. The living room overlooking the bay, and the dining room also has a beautiful view. You can also see windows frames, hallways, doors, and the roof. It is coming together rapidly, in spite of the weather.
